227, 231, 235 Otago Bay Road Otago for sale by Ant Manton of LJ Hooker Pinnacle Property Hobart combines a palette of natural stone, concrete and timber to balance luxury with soul.
Six years in the making and crafted with absolute precision, Otago Edge is a home that doesn’t just sit in its environment – it becomes part of it.
Just 16 kilometres north of Hobart on the eastern side of the Derwent River, this extraordinary single-level residence stretches across approximately ten acres (approx.) of virtual waterfront land. Every inch of its 448m2 footprint has been designed to celebrate the views, the materials, and the people who brought it to life.

Built from a refined palette of natural stone, concrete, and timber, Otago Edge is the product of exceptional collaboration between the owners, designer Mike Cleaver of Clever Design, and master builder Marcus Delaney. The result is a living, breathing piece of architecture that balances luxury with soul.
“It’s just all about capturing the views and designing a house that actually works with the environment,” says the owner. “Every room has a feature and a story behind it. There’s complexity behind the simplicity – and that’s what makes it so special.”

One such story is the 1969 BSA motorbike, a family heirloom with a lifetime of memories that’s now literally part of the home. “When I said to the architect that I wanted the bike built into the design, and he didn’t blink – I knew I was in good hands.”
From the beginning, the brief was ambitious – and deeply personal. The home had to be fully automated, single-level, and future-proofed, ensuring comfort and independence for decades to come. “I wanted to be able to run the entire house from my phone,” the owner explained.

That vision required methodical precision. Structural changes were made mid-build – including transforming early blockwork walls into in-situ concrete – all while protecting the hydronic heating system embedded within the slab. Every beam, support, and surface was mapped digitally in BIM before being brought to life in concrete and stone.

The timber ceilings, too, evolved from vision to masterpiece – their rich grain running seamlessly through to the exterior glazing. Recessed lighting has been embedded with surgical precision, glowing softly through the timber to create art in light and line.

At the heart of Otago Edge lies an alfresco space that embodies everything the property stands for: ingenuity, craftsmanship, and understated theatre. The sunken spa pool – recessed beneath the floor – appears as a seamless continuation of the slab until a button is pressed and the lid silently retracts, revealing the water beneath. It’s the first of its kind in Australia.
Around it, the fire pit, barbecue pavilion, and retractable glass walls transform the main living zone into an all-seasons sanctuary. “It’s incredible to have everyone in the spa, the fire going, kids on the lawn – and know this is exactly what we dreamed of,” says the owner.

Inside, Otago Edge is defined by craftsmanship of the highest order. The stonemason spent nine months on site, cutting and setting each piece by hand to meet tolerances tighter than most commercial projects. Concrete elements within the joinery feature shadow lines and lighting rebates so precise they look sculpted rather than formed.
And yet, for all its engineering complexity, the home feels effortlessly calm. Only three materials dominate the palette, allowing the architecture to speak softly and the landscape to take centre stage.

“The collaboration between Mike, Alanna, and the whole team was exceptional,” says the owner. “Whenever a challenge arose, it wasn’t a matter of if – it was a matter of how. Everyone can hang their hat on this one.”
As the property prepares to make its debut on the market, anticipation is already building. Otago Edge is more than a home – it’s a masterclass in design, innovation, and humanity.
