Strath Hill is drought-proofed by four bores with auto-electric and diesel pumps, in addition to 18 spring-fed catchment dams, 500,000 litres of water storage, and a two-kilometre frontage to Seven Creeks.
Greg and Jady Roberts have owned and enjoyed the property for 15 years.
The high ceilings and large windows of the house capture abundant natural light and vistas of the surrounding escarpments.
“The original homestead was built in 1910 and features 14-foot ceilings and ornamental fireplaces and a large extension was added in 2000 when the whole house was renovated.” Greg said.

“There is a gymnasium next to the floodlit mod-grass tennis court and adjoining pavilion, which has an approved liquor licence, kitchen and bathroom facilities for hosting events, an indoor, heated 15m x 5m pool for year-round use, and a two-hole golf course, chipping green and bunkers.”
The tree-lined driveway winds through landscaped gardens with manicured lawns leading to a large ornamental lake and terraced pergola perfect for entertaining.

There are also two single-storey weatherboard cottages, which are currently tenanted for $32,000 per annum combined.
The Roberts’ run a self-replacing herd of Angus cattle, turning off 170 to 190 yearling weaners annually which they sell at the nearby Euroa Cattle Sales. Previously, they have also exported heifers to China for a breeding program.
Recently Australian Whites have been introduced to their flock, crossing with Dorper sheep, to breed excellent lambs which thrive on the improved perennial, native grass and clover pastures.

Mr Roberts said the livestock are up for negotiation in the sale.
The Seven Creeks is a permanent watercourse and Strath Hill is a home for abundant native wildlife.
“A lot of local people fish the pools and we have a grazing licence along our frontage. There are walking trails along the creek and at the bottom of Strath Hill, there is a platypus sanctuary maintained by a Melbourne-based secondary school,” Mr Roberts said.
“We have a small conservation area in close proximity to Seven Creeks that is registered with Trust For Nature, and there are plenty of fenced-off forest areas where we are allowed to cut our own firewood.”
Strath Hill has a colourful history, and at one stage was a Thoroughbred horse complex where polocrosse was played, with the property hosting riders from the Melbourne Hunt Club.

“When we bought the property, the owner promoted it by saying ‘Strath Hill’s got the lot’, and it really does,” Mr Roberts said.
LAWD Sales Executive Patrick Kerr said the combination of a working farm and luxury retreat would ensure Strath Hill gained maximum attention from a wide range of potential buyers.
“The property combines a securely watered working farm in an incredible natural setting with picnic areas, fishing and scenic horse riding and walking tracks, with remarkable facilities suited to a premium private home, corporate retreat or farm stay,” Patrick said.

“We are expecting the property to sell for around the $10 million mark, and anticipate considerable interest from domestic or Melbourne-based investors looking for rural landholdings, or from neighbouring and nearby landowners seeking expansion opportunities.”
