Speaking to LUXURY LIST WEEKEND, owner Jonathan Kneebone said his love affair with Tasmania began after visiting one year for Christmas.
“At one point something compelled me to stop the car and that was it, I fell in love with the view and the atmosphere,” Jonathan explained.
“After deciding to purchase some land a few years later, I went to inspect a property and found myself in almost the same spot I had been drawn to the first time. The north side of the Tasman Peninsula is known by locals as a special location that keeps revealing itself like a jewellery box of spectacular views, raw and rugged coastline, surf, pristine beaches and peaceful bush walks.”

“I was attracted to the property but didn’t realise at first that it was part of this magical jewel box of delights but once realised, I decided it was important to create something special, giving Room 11 architects a free reign with their creativity,” Jonathan told LUXURY LIST WEEKEND.
“The brief was to create more than just a house. It had to be special but equally it had to respond to the location. A piece of artwork with a sense of sculpture. There are three distinct buildings, a concrete slabbed main dwelling, a glass walled pavilion and a folly in which to celebrate the outside world.”

The property’s three inspirational spaces transform your experience of the landscape.
Low, sculptural and elemental, The Blunt House is a three-bedroom, two-bathroom dwelling with horizontal form and minimal palette grounded in the landscape. It is both a shelter and a stage for the natural theatre beyond its walls, with interiors designed to frame moments - the first light over Norfolk Bay, the wild rush of weather, the hush of dusk.
Set on a separate 50-acre title (approx.), The Glass House is suspended lightly above the earth, dissolving the boundary between interior and exterior. Here, inspiration is drawn from the slow rhythm of tides, the dance of light, and the raw elegance of Tasmania's bushland. It is part modernist homage, part Tasmanian shack - and entirely unforgettable.
Delicate and playful, The Folly is a sculptural intervention in the landscape. A place for pause, for play, or for quiet reflection, it completes TRIPTYCH's spatial narrative with grace and humility.

“The properties at Koonya are a deliberate attempt to live up to the location in a way that adds to the experience of the site. We set out to create buildings which felt artistic in their own right - so they immediately engage you. But once inside each of the spaces, your experience of that landscape is transformed in some way,” Jonathan explained to LUXURY LIST WEEKEND.
“The main house, glass house and folly all provide a totally immersive and instantly inspirational feeling. And those feelings don’t diminish with time. They get under your skin and live with you. They work like a favourite painting, or a cherished personal item,” he said.

“You have to be here to appreciate the incredible design and feeling it gives,” Georgie Rayner told LUXURY LIST WEEKEND.
“After just five minutes I knew nothing I’ve seen before even compares. The architecture is soul-stirring, there is a sense of freedom and escapism that I don’t have the words to describe. The feeling when standing in the space and what has been created is overwhelming.”
“It would be ideal to commute in a helicopter and leave a car on property. As soon as you arrive the feeling is almost visceral, a weight instantly lifts from your shoulders - it has to be experienced to truly understand what I am describing,” she said.
The Auction will be held on 14 July 2025 at 5:00pm at Homely Auction House, Level 1/29-33 Bay Street, Double Bay.
